Where is Beach Cove located?

Beach Cove is located in a small town called Sebastian, which is located along the ocean on the east coast of Florida in Indian River County. This county is known for growing the best oranges and grapefruit in Florida. Sebastian is also famous for its fishing, skydiving and surfing, and its beautiful wild life preserves. Beach Cove is eight miles north of Vero Beach, 50 minutes south of Kennedy Space Center in Cocoa Beach, and just 90 minutes east of Disney World in Orlando.

How close are the beaches?

Beach Cove is close to the ocean, but the best public beaches are three miles away, adjacent to the Disney Vero Beach Resort on Orchid Island. Sebastian is recognized as having some of the most beautiful dunes and soft sandy beaches in all of Florida. Beaches have ample free parking and shower facilities to rinse off and cool down. Further north on Route 1A is the Sebastian Inlet State Park and its spectacular beaches.

Is Beach Cove a 55+ retirement community?

While most home owners at Beach Cove are older, the community is not designated as a 55+ community. Our residents include retirees, professionals, working people, and seasonal owners. Beach Cove is a relaxed, clean and quiet place to live with friendly neighbors who periodically get together for cookouts, drinks, movie nights or community events.

Do you own your own land when you buy a home at Beach Cove?

When you buy a home at Beach Cove, you own your own home and since you do, you can sell it at any time through any realtor you want. The land is owned and maintained by Beach Cove, very similar to the way condominium complexes maintain the grounds for everyone. This is one of the most common models for affordable home ownership in Florida, because it costs you far less to own a home this way since you are not paying an additional $50,000 for land. You pay NO property taxes either. Living at Beach Cove enables you to put more money in the bank for a rainy day and have a higher quality of life. At Beach Cove you can relax since all lawns, common areas and other amenities are maintained for you.

Is there a monthly fee and what amenities are included with it?

There is a small monthly community fee that covers: lawn fertilization, irrigation systems, watering and maintenance of all lawns, landscaping and maintenance of all common areas, common area lighting with spotlighted palm trees, street maintenance, twice-weekly private rubbish removal and community property taxes. A community recreation area with swimming pool and tennis courts, as well as a storage area for boats are currently in the approval stages with the county.

Does Beach Cove have community guidelines?

Guidelines were established in order to maintain a level of respect and common sense decency between neighbors. Beach Cove residents consider them to be quite reasonable as they make the community a better place to live and therefore help to protect the investment homeowners have in their homes. An application, credit and criminal background check is required for entrance into the community. Most pets are allowed, but large and dangerous dogs are not. Friendly older dogs are an exception.

What are factory-built manufactured homes?

Quite simply, manufactured homes are custom-built homes which are manufactured in a factory. These factories purchase lumber and other construction materials in large quantities at lower costs, and these lower cost gets passed on to you. Inside these highly controlled environments, homes can be built faster since there are no time delays or damage generally caused by rain. The quality is also higher because the construction is continually monitored by inspectors and executed by full-time professionals—licensed builders, carpenters, plumbers and electricians. Homes are built in compliance with federal, state and local building codes and must exceed Federal Manufactured Home Construction and Safety Standards, which ensure higher energy efficiency and strength. Manufactured homes are stronger than most site built homes. Once the home is complete, the modules are transported to the homesite and assembled onsite by licensed installers, and experienced plasterers and painters.

How do I/we go about ordering a new home at Beach Cove?

It is similar to ordering a new car. You might have several base models of cars to choose from. They come with several no-cost choices (exterior and interior colors for instance) and then a series of options that will increase the price (leather seats, moon roof for instance). The difference here is that we only want to help you order what you want. There is no pressure, there are no catches and there are no hidden costs. We simply show you the choices. We have many base models to choose from. The most noticeable difference between them is the floor plan. You choose the floor plan that best meets your needs. You then choose the lot location, home exterior and interior colors, flooring, carpeting, and counter tops. We then write-up and place your order when you are ready. That's it. Your home will them be custom-built to your specification.

What does the purchase price of a home include?


While appliances, fixtures, finishes and other home features might vary based on the base model you choose, your home's price includes kitchen appliances such as refrigerator, stove and dishwasher. Your home's purchase price also includes all site preparation including clearing, grading, leveling and home module assembly and installation. It includes landscaping, poured cement driveway, central air conditioning & heat pump system and county water and sewer connection. We price our homes to be turn-key and ready to move into. Be cautious of places who are not up front with you and have other hidden costs.

Are there any warranties with my new home?

Your new home is covered by a Manufacturer's One Year/Five Year Limited Warranty with no deductible and no service charge. Plumbing fixtures, floor coverings, electrical fixtures, roofing materials, fans and appliances are covered for one year from retail delivery. Your structural, electrical and plumbing systems including the home electrical system, frame, roof structure or rafters, sub-floor structure, and interior walls and ceilings are all covered for five years from retail delivery. Can I/we add a porch, deck, car port or other addition to the home?

You can make certain additions to your home with written approval from the community office. This check helps to maintain the quality and appearance of the community. Typical additions include: screened rooms, car ports and a utility shed. Shed size is limited to 8'X10'.

How can I finance a manufactured home?

Beach Cove can help direct you to local banks who provide highly competitive rates or you can obtain financing through your own sources. We do not finance homes and we do not receive any fees from the lenders whom we might recommend.

Does Beach Cove provide cable TV and Internet services?

These services are provided within the community by Comcast and other companies. Some residents in the community use Direct TV which allows you to seasonally turn your service on and off with a simple phone call.
