Where is Beach Cove located? How close is the beach?
Beach Cove is located on the east coast of Florida in Sebastian... just eight miles north of Vero Beach. We are a 90 minute drive from Disney World and 50 minutes from the Kennedy Space Center. While we are located quite close to the ocean, the best public beaches are three miles away on Orchid Island and at the Sebastian Inlet State Park. These are some of the most beautiful dunes and sandy beaches in all of Florida.What are factory-built homes?
They are NOT mobile homes. They are high quality custom-built homes which are manufactured in a factory. Since these homes are built inside in a controlled environment (without the time delays or damage imposed by rain and or poor weather conditions) they are built faster. Because the construction can be closely monitored and ensured by professional full-time licensed builders, carpenters, plumbers and electricians, the quality is much higher.
They are built in compliance with federal, state and local building codes and must exceed Federal Manufactured Home Construction and Safety Standards – ensuring higher energy efficiency and strength. Today's manufactured homes are stronger than most site built homes.
And since home-building factories purchase construction materials in bulk, the lower cost gets passed along to you. Once the homes are completed, they are shipped to the homesite and the modules are assembled onsite by licensed installers, and experienced plasterers and painters.
What are the advantages of owning a home in a land lease community?
Very similar to a condominium complex where everything is maintained by the community, in a land-lease community all lawns, common areas and amenities are maintained by the community and you pay NO property taxes. You own your home and can sell it at any time. Living at Beach Cove, enables you to put more of your money in the bank for a rainy day and a higher quality of life.What amenities are included?
The low monthly community fee of $350 covers: lawn fertilization, watering and maintenance of your lawn, maintenance of all common areas, twice-weekly private rubbish removal and property taxes. Beach Cove recently added new recreational areas including a basketball court, mail pavilion. A swimming pool, volleyball and tennis courts, and a storage area for boats are currently in the planning and approval stages.Is Beach Cove a 55+ retirement community?
While many of Beach Cove's home owners are older, the community allows all ages and has a mixture of retirees, working people, professionals, seasonal owners, and few small families. Beach Cove's guidelines are quite reasonable and help protect the investment of homeowners and the integrity of the community. Credit and criminal background checks are required for homeowners. Beach Cove does allow pets, except for large and dangerous dogs.What does the purchase price of a home include?
Appliances, fixtures, finishes and other home features can vary from model to model. Your home's purchase price includes all site preparation including clearing, grading, leveling and home assembly and installation. It includes landscaping, driveway, central air conditioning & heat pump system and county water and sewer connection.Can I finance a manufactured home?
Beach Cove can help direct you to local banks who provide highly competitive rates or you are welcome to obtain financing through your own bank. We do not receive any fees. Your home is covered by a Manufacturer's One Year/Five Year Limited Warranty with no deductible and no service charge. Plumbing fixtures, floor coverings, electrical fixtures, roofing materials, fans and appliances are covered for one year from retail delivery.
Your structural, electrical and plumbing systems including the home electrical system, frame, roof structure or rafters, sub-floor structure, and interior walls and ceilings are all covered for five years from retail delivery. Details of your warranty are included in your homeowners guide.
